1. How many buildings are there in total?
a. There are a total of 3 Buildings. Building C has approximately 576 units.
There are approximately 38 floors with 16 units per floor.
2. How many units available are for sale right now?
a. There are less than a hundred units currently available for sale.
3. How many Floor plans?
a. There are 2 floor plan plus penthouse. 1 for the studio and 1 for the one
bedroom.
b. 2 Bedroom Units are a combination of 2 studios or a 1Bedroom + Studio.
4. When will Building C break ground? Possession Date?
a. Building C will start construction at End of 2005 and be completely done
by end of 2007.
5. How can I reserve a unit?
a. Call Nancy at 626-964-8302 to check availability.
b. The unit is not considered "reserved" until we receive an initial
deposit check.
6. When can I sign the contract?
a. Purchase Agreement needs to be signed immediately either at MGM Grand in
Las Vegas or it can be FedEx to you.
7. What is the payment Process?
a. Initial Deposit: 10% of Purchase Price
i. Check Payable to: "Nevada Title Company"
b. 2nd Installment/When: 10% at September 2005
c. 3rd Installment/When: 10% at September 2006
d. Will the check by cashed? Where will it stay at?
i. The check will be cash and held at Nevada Title Company in a non-interest
bearing account.
8. Rent revenue spilt?
a. If you decide to participate in the Owner Rental Program with MGM Grand,
you will get a 54% spilt of the rental revenue.
9. What is loan process going to be like?
a. MGM Grand does not have a prefer lender. 2-3 month before Close of Escrow,
you should start the loan process with any lender of your choice. Lender recommendations
are available upon request.
10. HOA? Property Tax? Other fees?
a. HOA is approximately $200/month
b. Property Tax is approximately 1%
c. Hotel Service if you join the rental program is approximately $250/month
d. There may also be a housekeeping service fee for owner occupied unit: approximately
$75 per day.
11. Can clients pick furniture?
a. Each unit will be fully furnished, from bed sheets to silverware wall paintings.
However all interior decoration will be standard, the buyer will not be able
to make any choices.
12. View Direction
a. The North-West direction has a view of Aladdin, Paris &Bellagio.
b. The South-East directs has a mountain view
13. What benefits can the owners of The Residence receive
from MGM Grand.
a. Owners of The Residence will be able to use all the amenities offered at
the MGM Grand Hotel.
b. There will be a moving walkway connecting The Residence to MGM hotel.
